Question: How do I choose the right home that will fit my family’s needs?
Our factory trained Sales Associates will help you choose one of our floor plans. Many of our homes are able to be modified and we can also help you choose options that would customize your home to your tastes and needs.
Question: What if I do not have a piece of property to place a home on?
We work closely with many real estate professionals who understand the regional markets. There are properties from small gated communities to large tracts of land available all over the Puget Sound Region and that will fit almost any budget.
Question: What kind of down payment do I need?
Down payments will vary depending on each customer’s personal circumstances. Credit ratings, amount of equity in your property, time on the job, assets, etc. can all affect the down payment necessary for any type of home. There are also many types of loan programs available that have different down payment requirements. Let us help you find a mortgage company that will fit your needs best.
Question: Do I have to have my own site developer or do the work on my own?
Absolutely not. Showcase Homes is a full-service company. We have an on-site construction department and coordinator. We can do much of the site work in-house and also have experienced sub-contractors that we work with. We at Showcase Homes want to make this transition as easy as possible for our customers.
Question: Do I have to obtain my own building permits?
Permits can be a difficult thing to obtain, especially if you are not savvy in the way that most building and land departments are run. Showcase offers a permitting service that can take the stress and aggravation away from you so you can focus on more important issues (like finding new furniture for your home).
Question: How do I get a representative of Showcase Homes to come out to my property for evaluating my construction costs and job site needs?
Typically, after our customer signs a purchase agreement and places an earnest money deposit with their Sales Associate, a “Site Inspection and Bid Request” form is turned into our Construction Department. The Construction Supervisor will then contact the client and set up a mutual time to meet at the property to go over any site and construction issues. After Showcase collects the facts from the building jurisdiction, a written construction bid will be completed for the customer’s review.
Question: How do I take a tour of the Fuqua Building Center?
We can set up an appointment for you. Tours are welcomed at the Building Center in Bend, Oregon, but must be made through one of our Sales Representatives for availability. You might even be able to see your own home being built.
Question: What are the different series of homes that you carry and what are some of the differences?
River Pointe: The River Pointe Series has very practical floor plans with all the standard amenities that you would expect in any new home without needing to add any options. It’s a terrific starter home with tons of value and most are garageable. These homes also have that site-built look without the site-built price.
First Pointe: The First Pointe Series is a little more appointed than the River Pointe Series and has the availability of customization of the floor plan. Many of the floor plans can have a garage attached. These are great homes for young families and also many of the floor plans will work for those who are down-sizing or have a fixed income.
Star Pointe: The Star Pointe Series homes offer a refined elegance, many with front or wrap-around porches, craftsman style detailing, oak cabinets, well appointed master suites as well as the availability of an attached garage.
Desert Pointe: The Desert Pointe Series home designs are a brand new offering ONLY available from Fuqua Homes. These plans offer innovative features that you won’t find in any other factory built home. Large eave overhangs, low-pitched hip roofs, decorative detailing that is reminiscent of the Prairie Homes of the 1930s and 1940s.
Eagle Pointe: The Eagle Pointe Series is Fuqua’s most appointed line. Unique rounded kitchens, high-end appliances, 9-foot ceiling, huge master bedrooms and bathrooms, architectural detailing throughout, recessed can lighting, and interesting exteriors are what set these homes apart from the competition.
The Lodge: The Lodge Series feature homes that are rustic in nature yet have all of the modern amenities one comes to expect from Fuqua Homes. You will find gorgeous log or cedar exteriors standard, knotty pine doors and true pine trim, black hardware, as well as porches, wood wrapped . Fuqua has just introduced a 2-story Lodge Home that is like nothing you have seen before. These log sided homes are a fraction of the cost of site-built log homes but have that same million dollar look.
Signature: The Signature Series homes all feature 2-floors and are able to have an attached garage. The floor plans were designed by Fuqua to fit onto a small lot. These homes are also great for inner city neighborhoods or when your land has a small building envelope to build on. Signature Series homes have several configurations and range in style from Craftsman to Contemporary.
Question: What options do you offer?
Fuqua has a “Master Option List” (MOL) that has over 50 pages of options that can be added to any of their homes. Fuqua also has the availability of placing a “Special Option Request” (SOR) for those options or modifications that are not listed in the MOL that you may want to add to your home and though we cannot guarantee that Fuqua will be able to add a certain SOR, they are the most flexible builder in the industry. After all, it is all about you the customer.
Question: What is the difference between a modular and a HUD factory built home home?
The only real difference between a modular and HUD home is the building code used. Modular homes are built to the local building code (usually UBC or IBC). HUD homes or factory built homes are built to the national Housing and Urban Development code. This code is the only unified building code accepted in any building jurisdiction.
Question: Are factory built homes illegal to place in some cities and towns in Washington State?
The short answer is “NO”, however, some neighborhoods do have legally recorded covenants or deed restrictions that can outlaw certain modular, manufactured homes or factory built housing.
RCW 35.21.684 Authority to regulate placement of use of homes – Regulation of factory-built homes – Issuance of Permits.
A city or town may not enact any statute or ordinance that has the effect, directly or indirectly, of discriminating against consumers’ choice in the placement of use of a home in such a manner that is not equally applicable to all homes. Homes built to 42 USC Sec. 5401-5403 standards (as amended in 2000) must be regulated for the purposes of sitting in the same manner as site built homes, factory built homes, or homes built to any other state construction or local design standard. However, any city or town may require that (a) a factory built home be new; (b) the factory built home be set upon a permanent foundation, as specified by the manufacturer, and that the space from the bottom of the home to the ground be enclosed by concrete or an approved concrete product which can be either load bearing or decorative; (c) the factory built home comply with all local design standards applicable to all other homes within the neighborhood in which the factory built home is to be located; (d) the home is thermally equivalent to the state energy code; and (e) the manufactured home otherwise meets all other requirements for a designated factory built as defined in RCW 35.63.160. A city with a population of 135,000 or more may choose to designate its building official as the person responsible for issuing all permits, including department of labor and industries permits issued under chapter 43.22 RCW, for alterations, remodeling, or expansion of factory built housing located within the city limits under this section.
